NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE Premises: 121 Turners Falls Road, Montague, MA 01351 By virtue and in execution of the Power of Sale contained in a certain mortgage given by Arnold L. Houle to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Freedom Mortgage Corporation, and now held by Freedom Mortgage Corporation, said mortgage dated March 11, 2021 and recorded in the Franklin County Registry of Deeds in Book 7739, Page 57, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as Nominee for Freedom Mortgage Corporation, its successors and assigns to Freedom Mortgage Corporation by assignment dated October 7, 2025 and recorded with said Registry of Deeds in Book 8547, Page 7; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on May 27, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit: The land hereinafter referred to is situated in the city of Montague, county of Franklin, state of MA, and is described as follows: Beginning at an iron pin in the easterly line of the County highway leading from Turners Falls to Montague, said iron pin being 161.25 feet, more or less, southerly from Highway Bound 20; thence easterly with an interior angle of 79 deg. 31 min. and along land now or formerly of one Emond 272.87 feet, more or less, to an iron pin; thence southerly with an interior angle of 98 deg. 51 min. and along land now or formerly of one Beauchesne 99.60 feet, more or less, to an iron pin; thence continuing southerly with an interior angle of 182 deg. 20 min. and along said Beauchesne land 1.62 feet, more or less, to an iron pin; thence westerly with an interior angle of 78 deg. 49 min. and along land now or formerly of Anna M.
