NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE Premises: 20 Leverett Road, Shutesbury, MA 01072 By virtue and in execution of the Power of Sale contained in a certain mortgage given by Phillip A. Edwards and Rebecca J. Phillips to Mortgage Electronic Registration Systems, Inc. as mortgagee, as nominee for Global Equity Finance Inc., and now held by United Wholesale Mortgage, LLC, said mortgage dated May 4, 2021 and recorded in the Franklin County Registry of Deeds in Book 7766, Page 311, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. as mortgagee, as nominee for Global Equity Finance Inc. to United Wholesale Mortgage, LLC by assignment dated November 7, 2024 and recorded with said Registry of Deeds in Book 8398, Page 319; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on May 19, 2026 at 04:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit: That certain tract of land together with the buildings thereon lying in the Town of Shutesbury. Massachusetts, bounded and described as follows: Beginning at an iron pine set in the Southerly line of Leverett Road, said iron pin marking the Northeasterly corner of the herein described premises and said iron pin being situated 50 feet, more or less, Westerly along the Southerly line of said road from the Northwesterly corner of the premises conveyed by Denton B. Harris et ux to Robert L Ashley et ux, dated June 17, 1964, and recorded with the Franklin County Registry of Deeds, Book 1168, Page 25; thence Westerly along the Southerly a distance of 155 feet, more or less to an iron pin thence Southerly a distance of 440 feet, more or less, to a stake and stones; thence Easterly, a distance of 155 feet, more or less, to an iron pin; thence Northerly, a distance of 440 feet, more or less, to the place of beginning. The last (3) courses being along land now or formerly of Denton B. Harris et ux, containing by estimation, 1.6 acres of land, more or less. Being the same property conveyed to Phillip A. Edwards and Rebecca J. Phillips, as joint tenants, with the right of survivorship by Warranty Deed from Phillip A. Edwards, dated June 13, 2018, recorded on June 13, 2018 as Book 7208, Page 156. The first bound above of "thence Westerly along the Southerly a distance of 155 feet, more or less to an iron pin" left out language as to what the bound mark should be and should actually state, "thence Westerly along the Southerly line of said road a distance of 155 feet, more or less to an iron pin." The description of the property contained in the mortgage shall control in the event of a typographical error in this publication. For Mortgagor's Title see deed dated June 13, 2018 and recorded in the Franklin County Registry of Deeds in Book 7208, Page 156. TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described. FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser.
