NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE By virtue and in execution of the Power of Sale contained in a certain mortgage given by Pierre A. De Beauport and Becca De Beauport, to Wells Fargo Home Mortgage, Inc., dated July 29, 2003, and recorded with the Franklin Registry of Deeds in Book 4357 at Page 1; as affected by a loan modification agreement from Pierre A. De Beauport successor in interest to Pierre A. De Beauport and Becca De Beauport to Selene Finance LP, as attorney in fact for Wilmington Savings Fund Society FSB d/b/a Christiana Trust not in its individual capacity, but solely as trustee for BCAT 2015-13ATT, dated May 18, 2018, and recorded with the Franklin County Registry of Deeds in Book 7210, Page 178, as further affected by a loan modification agreement from Pierre A. De Beauport to U.S. Bank Trust not in its individual capacity, but solely as owner trustee for VRMTG Asset Trust dated January 1, 2023, and recorded with the Franklin County Registry of Deeds in Book 8162, Page 199, of which mortgage the undersigned is the present holder by assignment from Wells Fargo Bank, NA s/b/m Wells Fargo Home Mortgage Inc. to Wilmington Savings Fund Society FSB d/b/a Christiana Trust not in its individual capacity, but solely as trustee for BCAT 2015-13ATT, dated August 7, 2015, and recorded with the Franklin County Registry of Deeds in Book 6754, Page 329; and by an assignment from Wilmington Savings Fund Society FSB d/b/a Christiana Trust not in its individual capacity, but solely as trustee for BCAT 2015-13ATT to CitiBank N.A., as trustee for CMLTI Asset Trust, dated December 30, 2019, and recorded with the Franklin County Registry of Deeds in Book 7483, Page 228; and by assignment from Citi Bank NA, as trustee for CMLTI Asset Trust to US Bank Trust National Association, not in its individual capacity, but solely as owner trustee for VRMTG Asset Trust, dated May 21, 2021, and recorded with the Franklin Registry of Deeds in Book 7797, Page 177; and by assignment from U.S. Bank Trust National Association, not in its individual capacity, but solely as owner trustee for VRMTG Asset Trust to Fay Servicing, LLC, dated August 15, 2023, and recorded with the Franklin County Registry of Deeds in Book 8206, Page 39; and by assignment from Fay Servicing, LLC to Amos Financial LLC, dated August 15, 2023, and recorded with the Franklin County Registry of Deeds in Book 8213, Page 248, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 12:00 P.M. on the 3rd day of February, 2026, at 74 Highland Avenue, Greenfield, MA 01301, all and singular the premises described in said mortgage, To wit: PARCEL I: A certain tract of land situated in Greenfield, containing 47,649 square feet, more or less, with buildings thereon, bounded and described as follows: Beginning at an iron pin on the westerly side of Highland Avenue at the boundary line of land of Martha R. Esleeck; thence southerly along Highland Avenue 211.25 feet to land formerly of Isabella Field now of Arthur W. Sherman and Margery R. Sherman; thence westerly along said Shermans' land to a stone bound at a corner of said Shermans' land; thence southerly along said Shermans' land 37.95 feet; thence westerly with an interior angle of 88 27' along land formerly of George K. Pond, now of Leo L. Rucci 51.85 feet to an iron pin; thence northerly with an interior angle of 88 43' along said Rucci's land 311.94 feet to an iron pin; thence easterly with an interior angle of 88 01' 41.53 feet to land of Martha R. Esleeck; thence northerly with an interior angle of 84 57' along said Esleeck's land 12.17 feet to an iron pin; thence easterly in straight line along said Esleeck's land to the point of beginning; the interior angle at the last point being 90 . PARCEL II: The land in Greenfield, County of Franklin and Commonwealth of Massachusetts, bounded and described as follows: Beginning at an iron pin located at the northwesterly corner of the land of said Harwood W. Cummings and Flores A. Cummings, said iron pin being located two hundred sixty (260) feet, more or less, westerly of the westerly line of Highland Avenue; thence continuing westerly in a prolongation of the northerly line of said land of Harwood W. Cummings and Flores A. Cummings, a distance of twenty (20) feet, more or less, to an iron pin; thence southerly, along land conveyed to the Franklin County Trust Company by foreclosure deed dated June 2, 1958, and recorded in the Franklin County Registry of Deeds in Book 1072, Page 84, a distance of two hundred ninety-five (295) feet, more or less, to an iron pin; thence easterly along land conveyed by the Franklin County Trust Company to Arthur W. Sherman, et ux, by deed dated September 15, 1959, and recorded in Franklin County Registry of Deeds, a distance of twenty (20) feet, more or less, to an iron pin; thence northerly along land of said Harwood W. Cummings and Flores A. Cummings, a distance of two hundred ninety (290) feet, more or less, to the place of beginning. Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed. Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by wire transfer to Demerle & Associates P.C., 10 City Square, 4th Floor, Boston, MA 02129 within thirty (30) days from the date of sale.
