MORTGAGEE'S SALE OF REAL ESTATE By virtue and in execution of the Power of Sale contained in a certain mortgage given by 96 Third LLC, in favor of Tailor Ridge REIT LLC dated July 29, 2025 and recorded July 30, 2025 with the Franklin County Registry of Deeds in Book 8511, Page 129, for breach of the conditions of said mortgage and for the purpose of foreclosing same will be sold at public auction at 11:00 am on September 11, 2026 on or near the mortgage premises being known as 96 Third Street a/k/a 96 3rd Street, Montague, Franklin County, Massachusetts, being all and singular the premises described in said mortgage to wit: The land in the Village of Turners Falls, Town of Montague, Franklin County, Massachusetts with the buildings thereon, bounded and described as follows: BEGINNING at a point on the southwesterly side of Third Street, a distance of three hundred sixty-five (365) feet southeasterly from the intersection of the southeasterly side of Avenue A and the southwesterly side of Third Street; Thence Southwesterly at right angles with said Third Street, a distance of one hundred ten (110) feet to an alley; Thence Southeasterly and along said alley, a distance of twenty-five (25) feet; Thence Northeasterly and at right angles with said alley, a distance of one hundred ten (110) feet to said Third Street; Thence Northwesterly along Third Street, a distance of twenty-five (25) feet to the place of beginning.
